Roof cost calculator for Gardner planning
Use a known measured roof area to explore a realistic asphalt planning scenario.
A useful number names its limits
The calculator connects a known roof measurement to a limited regional scope, then shows a planning range. It does not turn a house listing, an unknown roof condition or a commercial building into a quote. If the measured surface is outside the supported range, the tool says so instead of extending the rate.

Calculate an asphalt roof budget scenario
Use 1,500 to 3,500 square feet of measured roof surface for this model. The result covers the stated architectural-asphalt scenario and explains when the input falls outside its limits.
Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.
Keep the 6:12 example unless you already know the pitch. Pitch helps check material suitability.
Planning budget example
Planning example for 2,000 sq. ft. of actual roof surface, using architectural asphalt shingles. Ordinary tear-off is included.
Kansas City metro installed replacement planning ranges, including ordinary tear-off. Roof complexity, access and damaged decking can change the final quote.
Discuss your roof projectKansas City metro planning ranges, not quotes. Roof condition, access and final scope affect the price.
Kansas City metro planning figures, checked October 27, 2026.
Method, scope and limits
This Kansas City metro scenario uses an October 2026 regional planning benchmark of $4 to $6 per measured roof-surface square foot for architectural asphalt. It is not a Gardner Roof Pros quote or a survey of every local contractor.
The supported size is 1,500 to 3,500 square feet of actual roof surface. The scenario includes one-layer tear-off, synthetic underlayment, eave and valley protection, needed flashing, ridge venting and haul-away. Extra layers, damaged decking, unusual access and system changes need an actual roof scope.
Only the supported asphalt scenario is calculated. There are no invented pitch multipliers, commercial rates or metal prices. The final project can fall outside this planning range.
Use the roof cost result in context
The output is a starting point for the replacement conversation.
- One supported material
Only architectural asphalt is priced. Commercial membranes, coatings, metal and repairs need different evidence and are not extrapolated from this range.
- One-layer removal scope
The scenario includes ordinary one-layer removal and listed roof layers. Extra layers, damaged decking and unusual details are property-specific.
- A measured area
Measured roof surface is preferred. If footprint mode is used, the tool applies the stated slope geometry, not an invented labor multiplier. An unsupported surface area returns a limit message.
Tell us what your roof needs
A leak, loose shingles or a roof you are ready to replace is enough to start the conversation. Request a free inspection. A roofer walks the roof when conditions allow safe access.
