What a roof replacement rebuilds beneath the shingles
The shingle is the part you see from the street. A replacement also has to address the supporting wood and the layers that connect the covering to the rest of the building.
The old covering comes off for a reason
A new shingle surface can look complete while the deck and flashings underneath remain unresolved. Tear-off reveals the wood that supports the fasteners and the details where old water paths developed. Deteriorated wood needs attention before new layers conceal it.
The layers have different jobs
Underlayment provides a water-shedding layer below the covering. Eave and valley protection address particular water paths. Flashing connects the roof to walls, pipes and other interruptions. The covering sheds ordinary rain, but it does not replace those details.
The inspection stage belongs in the sequence
Gardner’s published residential roof handout calls for mid-roof and final inspections. Coordinating that stage keeps the work intended for inspection visible before the covering hides it. The permit guide explains the published requirements and their limits.
